How does it work in practice ?

OWN18 is based on the managed Co-Ownership concept - or fractional home ownership - which is already widespread in other industries.

 

OWN18 makes the dream of owning your own dream holiday home possible, at a fraction of the cost, and hassle-free. Simply arrive and enjoy. 

  • Am I a true owner ?
    You are a real co-owner in a shared purchase deal (sometimes called fractional ownership). A registered company is entered into the land register as the property owner, and you purchase shares in this company. With this purchase, you become a shareholder, and, therefore, a pro-rata property owner. This has nothing to do with time sharing.
  • Is this a time share concept ?
    No, a co-ownership is not a timeshare. With OWN18, you are a co-owner, meaning a real owner in a shared purchase deal. This means you become a shareholder in a registered company that owns a specific property. As a shareholder, you have access to the property, day-to-day control, and can use it proportionate to your invested share. We take care of the coordination between co-owners, and the management of the property for you.
  • Can I rent out the home ?
    Yes, you can unless there are specific local license restrictions, which we will advise you on before you consider a specific second home. To help with maintaining standards and ensuring a consistent experience for all co-owners, we provide an end-to-end rental service. You only have to let us know which dates you wish to rent, and we will make them available.
  • How do I get my preferred dates ?
    First of all, all OWN18 homes are located in regions with good infrastructure and a large season. Secondly, OWN18 brings together owners with compatible needs. For example, families with school-age children from different regions (so they don’t have the same school holiday times) are paired with couples without children, or families with adult offspring. Finally the OWN18 app allows you to reserve your stay at any time - from two days to two years in advance. When you arrive, your personal belongings will be out of storage, and the fridge will be stocked on request.
  • How does it happen if I want to sell ?
    You can sell your shares any time after 12 months of owning them. You can either sell it to someone from your network, or we can assist you to find a buyer. One of the other co-owners may even want to take over your share, which is even easier. And in all cases we offer you a buy-back guarantee on your share price.
  • What is exactly included in the share price ?
    The share purchase price includes the following costs: Your share of the cost of the property, according to your selected proportion (1/8, 2/8, 3/8, or 4/8) Incidental purchase costs (land transfer tax, legal fees, legal structure) Review of the property by an expert Legal review of the property Setup of the legal and tax structure Consulting costs if any Renovation and upgrade, including premium furnishings, fixtures, and fittings
  • Can I keep personal items in the home ?
    Yes. Your second home is equipped with private storage spaces for your personal items.
  • How do owners share expenses ?
    Utilities, Maintenance, Insurance, Property taxes,... Co-Owners equally split these costs and set aside a little extra every month in a reserve repair fund. OWN18 handles all these payments for you When you split the costs in 8, you keep way more for your actual vacation stuff !
  • Who takes care of maintenance and repairs ?
    We assign a dedicated home manager who will take care of all aspects of your second home, including employing local cleaning and gardening services as well as managing utilities, insurance, maintenance, repairs, and interior upgrades.
  • What if the home is damaged
    We believe that owners treat their second homes with care, but accidents do happen from time to time. We are there to assist if anything happens during your stay and we inspect each home at the end of every stay. Any damages outside of normal wear and tear will be for the responsible owner’s account.
  • How is the home decorated
    We set up the holiday home to the OWN18 standard before you start enjoying it. We’re passionate about design and work with professional European interior designers who focus on a combination of casual comfort and clean aesthetics that is in keeping with the home. Each OWN18 home is unique !
  • What about the tax issues ?
    OWN18 has developed with renowned tax and law firms a structure that is optimized for holding and managing holiday properties at home and abroad. This structure helps avoid typical pitfalls. We would be happy to explain the details to you in an individual meeting.
  • I already own a property and want to partial sell it. Is this possible ?
    Absolutely Yes ! You love your holiday home but use it too little compared to the costs and expenses of running it? OWN18 can organise partial sale of your property so you remain owner, but free up capital, and enjoy the OWN18 five stars service, hassle free !
  • I have identified my dream holiday home, but would like to reduce my total investment and running costs
